July is shaping up to be a slower month for activity than June, but there’s lots to be optimistic about, as all home types are showing improvement from the plunging conditions that plagued the market this time in 2017.

Month-over-month numbers reveal sales are down between 21 and 45 per cent from the same week period in June, however much of this can be attributed to seasonality.

July is typically a slower month as cottage country beckons, the buyer pool shrinks, and sellers look to the brisker back-to-school market.

Year-over-year, though, reveals sales are up across all home segments, indicating that the declines that occurred following last spring’s Fair Housing Plan are stabilizing.

Semi-detached and detached houses for sale are up five and nine per cent respectively, reflecting the subtle, but steady, recovery in demand for single-family housing.

Condos sales rose four per cent, while townhouses for sale experienced the most dramatic growth at 32 per cent.
