We’re deep into the dog days of summer, and that’s reflected in this week’s sales activity. While the September back-to-school market lingers on the horizon, today’s conditions remain languid as buyers and sellers savour the remains of vacation season.

Detached house sales continue to recover, posting a 20-per-cent improvement from the same week in 2017, as 71 homes changed hands. Activity was also 18-per-cent stronger than the 60 homes that sold last week, though continue to lag behind July numbers by 32 per cent.

Semi-detached homes experienced slower conditions across the board, with only 12 units sold. This marks a 52-per-cent decrease from last week. Numbers are also down a whopping 37 per cent year over year.

Townhouses had a bumper week for sales at 23 units, up 109 per cent from last year, and up 25 per cent from the 17 sold last week. But given the relatively smaller levels of inventory and activity in this segment, small boosts have a more dramatic impact on the data.

Downtown Toronto condos, meanwhile, continue to cool with only 103 units sold, a 22-per-cent decrease from last week, 26 per cent below 2017 levels, and 43 per cent fewer than the same week in July.
