Things are looking positive year over year for all home types thus far in September, with the exception of Toronto townhouses.

Detached home sales saw especially strong improvement, with 63 exchanging hands between the 5th and 11th, a whopping 75-per-cent increase from the same week in 2017. This indicates demand has not just recovered post-Fair Housing Plan, but is flourishing.

Semi-detached homes experienced a respectable 16-per-cent uptick, while condos rose 18 per cent.

Only townhomes fell by 53 per cent, with only nine units sold compared to 10 last year. However, keep in mind that comparatively low inventory for this home type can skew sales activity more dramatically.

Month over month paints a slightly softer picture, with detached sales flat (-two per cent), condos down -seven per cent, and townhouses down a more dramatic -40 per cent.

Only semi-detached homes have posted gains from August, up 29 per cent at 22 homes sold.
